The hotel lays on the border of the centre of town, 5 minutes from the train station, 3 minutes to the Night Market street (and 7/11, ATM), 10 minutes to centre of town and 15 minutes walk to the (Hilton)beach.
For about 800 baht a day (week price 754 baht p.d.) you get a spacious room with airco, bathroom with bathtube, Sat. TV with atleast 2 channels who have all day movies with original soundtrack, refrigerator and balcony with seats (rooms on courtyard have a limited view because of a construction site).
Everyday housekeeping cleans the room, you get new towls and the bed is made up again (sheet change after 5 days). All rooms also have a inroom safe to lock away your valuable papers or small electronics.
Only downside is they don't offer breakfast or eating facilities, but for that you can go down the street (All In Nations serves a nice breakfast).
If you have a laptop you can use their WIFI service (about 50 kbps) if not you can use their computer in the lobby area, a weeks use costs 200 baht. Around the corner on Sa Song road is a nice internet cafe (Hua Hin Internet Cafe) if you want a quicker i-connection (uploading photo's), price for an hour is 30 baht (and they make delicious ice coffee

Because the hotel is not located in the middel of town you don't have loud streetnoises or cooking smells all day.
Baan Manthana has two buildings, one is on the Sa Song road side and the other one on Soi 74 (50 meters away), here lays also the swimming pool (courtyard).
There is 24/7 overview by the owners/staff and sec. camera's, in the main building on Soi 74 they also have a Kodak Photo shop on the groundfloor (streetside) thats open until late hours.
My recommedation is Baan Manthana, i had a very plesant stay at their hotel/guesthouse and I will be back next year.
