Hi folks,
I am coming over in April and need to find a place to stay for a month.
Is april busy?
Should I book in advance?
Will I be able to find somewhere for around bht 20000?
Hua Hin looks really nice and relaxed compared to some of the other places in Thailand. Damn shame about the property laws though, wouldn't have minded looking for a plot of land.

I have never had a problem finding accommodation at any time of year but I do think it is getting more difficult now especially in central Hua Hin. However 20,000 will give you many options.
April is when the low season start to cut in but can still be quite busy. There are Easter Holidays in many countries that allow people to make two week holidays and Songkran is an attraction and Scandinavia and Northern US and Canada is still quite cold. A lot alos will depend on you intended length of stay.
As for the purchase idea it has never been possible to own land outright as a foreigner so the recent execution of existing laws has not had the dramatic effect that many have thought. It is still possible to lease land for long periods. (90 years) and the house will always be your property so if you or your descendants live out the ninety years then the house can be sold and the new tenants can get another lease.
A condo of course is is very safe. If your stay is six months or more and you have access to sufficient funds then buy a condo and if you resold it in six months you would at the worst break even and llve rent free. You could also keep it enjoy the equity growth and earn a little from letting when you don't need it.
