We are thinkng about buying a small plot of land and building or should I say getting a good builder to build us a house. Has anyone any advise for us on this. Much appreciated.

I had no problems. Built a small house in Praknampran.
My Thai wife chose the land. we chose a house from a catalouge.
10 days for a drawing, then started 2 days later.
6 months to the day was finished.
Only delays. Getting the money over to LOS on time. And some weather.
The workmanship was excellent and it's still standing 3 years later.
HOWEVER.
I consider myself very lucky. I had a few sleepless nights sending thousands of £Ks to my then, girlfriend.
So that's a nice story.
I'll let the others on this site tell you some horror stories.

We are both English, and would like to purchase some land in Hua Hin if possible, or perhaps not such a good idea.

I'm just curious that with so many houses on the market at the moment why you want to build rather than buy one already built.
Do you have some knowledge in building in the style used here? Or, maybe you have a particular design in mind that is not available?
Building my house (8 month contract) took two and a half years and aged me ten years.
Take your time finding land and a builder and ask a lot of questions to make sure you know what you're doing before you start the venture.
I am not a builder, but learned a lot watching my house getting built (I was on site every day the entire two and a half years with the exception of one month) and there are a lot of people on this forum who are builders or who have had homes built here. Ask a lot of detailed questions and do a lot of research before you get started.
I'm just curious that with so many houses on the market at the moment why you want to build rather than buy one already built.

Advice: come over and stay in or around town for as long as you need to. Only by being in the place will you ever get a feel for what you really want to do. Speak to as many people as possible; they'll all have different views and opinions based on experience and you'll have to make up your own mind. Drive round and see as many places as you can. The answers of buy/dont buy/lease/Thai company/on the beach/in-land/condo/already built/design your own etc will be highly personal to you. Only by spending time understanding it all will you get the feel for what is right or wrong for you.
This thread will turn into a slanging match, they always do. Humour us all, we all enjoy it really.

you must purchase the land first BEFORE you have a house designed.
an individual house should be designed specifically for the land it will be built on. many factors to determine the house design include: orientation,landscape,surrounding area,wind direction, etc.
all of which can be easily incorporated into the design to get the maximum benefit of the land.

Hi Everyone,
Many thanks for your replies. Yeah we know there are plenty of houses for sale but you never really seem to get everthing you want. Not looked at land as yet just been looking on the net at prices etc.

ok, so when you look at land then make sure it has an access road (public road not private), make sure the public road has a good surface.
ensure that the land has electricity and water supply nearby. and ensure that it is enough to meet your needs.
many rural plots will only have single phase power,which may not be enough if you have a lot of air conditioners etc.
it could be costly to run power to your land.
water supply if on the mains will not be very reliable, a bore would be best if out in the sticks somewhere.again extra cost.
try and buy land title that is on a chanote, this is the best and most accurately measured. the others titles are ok but the lower the tite the more hassles you can have.
what may seem cheap and a great deal, may cost more in the long run.
