Short term rental needed

Hi all - I'm looking for 2 bedroom accomodation in HH for any period between 14th Oct and 11th Dec, and maybe for a 30 day extension to January depending on how it goes.
No need for air con, but basic furnishing essential, and 2 ring cooking or Thai kitchen would be good. Cable TV an advantage. Nothing flash.
Easy access by motorcike taxi to centre of HH is essential - don't want to be more than about half a k out. Soi 80 or thereabouts would be good, with easy access to markets.
I know this is a lot to ask, but really don't want to get into the 2 month deposit scenario, as we want some flexibility and won't be there more than 90 days anyway.
Will pay in full in advance for anything suitable, but don't want silly prices. The budget is around 15k per month for 2 rooms. (Preferably less!) Would be happy to house sit - and pay for the privilege - for any farangs who are away during our 2 or 3 months stay. Tin shacks will be considered, and failing that will flop on Lomus floor.
