General "Lowdown" on HHCA/Petchaburi

We are moving down HH way soon. We have some idea of prices (renting at first), and have posted on here as 'seeking'.

I have been struck by the range of opinions on here regarding prices, locations, ethics, quality, you name it.

What should buyers/renters watch out for? Are there zones to avoid? what is the real lowdown on burglary? Can we get a small cheap-rent house in a good zone? (one of us is Thai). Are most of the Germans drunk (it seemed like that last week)? What are the 10 do's and don'ts for HHCA?

Is CA cheaper than HH? Quieter?

When we drove thru' Petchaburi, we saw some lovely places, especially on the "land-side". Any poop on this area? Is there a beach near, even 20 mins drive?

All comments welcomed. Is there a 'sticky' about all of this?

There are a lot questions there to answer so i'll have a general stab.
HH is quite a lively place, Cha Am being quieter and Petchaburi quieter still. which is why many people like them.
If you have a car then the quieter places may be better to live with excursions into HH.
I woudnt advise using a motorbike outside HH in the late evening due to fast/drunk drivers.
Consequently house prices/rentals are cheaper the further outside HH you go. There are easily accessible beaches pretty much everywhere in this part of Thailand so no need to worry on that point.
