Scary at the land office

On our recent trip, my lady had to go to the land office, she has some land in her late husbands name and needed to change it to hers.

She didn't want the office to know he was dead (passed away here in the states) since that involved more paperwork, but she wanted to have it put into her name alone.

Now in this case everything is correct (if not slightly devious) and no criminal intent, but....

She said the ladies at the office were giving her a hard time, wanted her husband there. She mentioned how hard working, and obviously dedicated they were, and gave each (2) a 1,000 bt tip.

Amazing the paperwork then just sailed through.

But it got me thinking how easy this can be done!

A bit scary this one.
Her late husband is dead, no papers of transfer has been signed by him, but she manages to officially wipe out his name from all documents and is now the sole owner of the property?
We better keep track of our documents and lock them up if it's that easy to "transfer" land.
I intend to live forever - so far so good.
