Thanks for your reply Pete, when I first read the article it sounded like a sales pitch to me as well. As a potential future investor I was keen on the thoughts of those who live here, mainly interested in separating the facts from the bullshit.prcscct wrote:I know what you're trying to get back as a reply DD, and they will come tomorrow from the real estate savy in HH. I just couldn't resist commenting on some of the nonsense.

Your best bet is to come here for a holiday and see yourself. Thanks for your reply Pete, when I first read the article it sounded like a sales pitch to me as well. This is a great website, but regarding property it's a bit twisted. You'll get rose tinted impressions from us in the business to outright doom and gloom from many others (some being honest, some with axes to grind, some jealous cos they can't afford to buy, some just lying and making stuff up).
Get yourself out here and take a good look around, speak to a few of the better Real Estate Agents and get a feel for the place.
I know you'll like it, everyone does.
Then get legal advice from a decent solicitor about the pro's and con's, the risks etc
Good luck,
Burger
PS: Just had a quick read and it seems fairly on the ball regarding HH, the odd strange comment in there though.

That sounds like some solid advice, thanks again for your help Burger.Burger wrote:Your best bet is to come here for a holiday and see yourself.

...….and keep in mind that more and more conmen are operating at the real-estate market (some which just want to get your money at all costs to be able to afford a life in TH, some which are telling you just delusive half-truth stories, others with nice but monetary-destructive illusions etc.)
However, if you've found an object of interest, do not hesitate to contact an independent lawyer (which isn't involved in real-estate businesses) in Bangkok for further advices!
Wish you to have good luck!

Burger at last a post on the property market from your(rose tinted) goodself even i (as an honest doom and gloom merchant with no axe to grind or vested interest) can agree with
As i have always said i feel DD you should only spend what you can afford to loose and check it out to the max and ensure you have all the story not just bits of it
Lastly rent until you are 100% sure

Statments like that really piss me off.

Re: Property
Why? Its true, he didn't say all, just more and more. I have nothing to do with real estate but some of the horror stories I hear about what some "agents" have been upto are shocking.gooze wrote: Statments like that really piss me off.
Yes there are also a lot of good stories but the general idea is to tread carefully, its a minefield out there.

most agents in hua hin are ex-sales men or insurance brokers or guys who have jumped on the band wagon during the height of the boom.
which has now well and truely stopped.
ther are few sales going on at the moment, and its all because of uncertainty in the country.no matter how much they will try and talk the market up, there is no denying the fact that things will not start to pick up again until the govt deals directly with the issue of ownership.a matter which they are dancing around and will continue to do so for at least the next six month.in my opinion
so hard times for the agents and sellers.
the only agent who seems to have any integrity is Jonny walker (JW).
lets hope it remains that way, and some of the other wide boys dissapear into the sunset on their horses.
if your going to buy property here then choose wisely........
happy holidays

Absolute nonsense, it's busier now than it's ever been in certain offices and on certain projects.guys who have jumped on the band wagon during the height of the boom.

There used to be about 8 real estate agents, there's now approx 28, been round them all to check have you ?
Sure there's a slow-down overall, but it's the less quality agents and less quality projects that are probably suffering.
JW is a top guy who is proffessional and has integrity, but to say he's the only one, just shows what little you know of the business and the people involved.the only agent who seems to have any integrity is Jonny walker (JW).
Your just making daft generalisations which makes you look a tit.

Nice accusations there Hogey.
I know most of the people in the HH real estate business, you have been very brave in accusing them on here of being conmen.
Will you now please PM me the names of the one's you consider to be conmen so I can tell them of your public accusation and allow them to fdefend themselves.
Are you also brave enough to do that ?? or are you one of those people who just likes making accusations from behind the safety of your computer screen.
I'm waiting for your PM .................

where I've accused all the people you know in the HH real estate business as conmen????

Seems the climate is a little bit too hot for you in the moment, isn't it?
Take a cold shower, enjoy a well-tempered beer (but hopefully not too much

There are absolutely no reasons to PM you!
What I want to say, I can do in this forum publicly like you so long I follow the rules of the mods, or at every other public and private place...and everybody who is interested in this theme should also be able to inform his self by reading newspapers, using different medias or seeing what’s going on around in reality, to see the truth or untruth of my opinion.
But, I’m sure that the most of us who are living here for long time have heard about the lot and different horror stories as Buksi wrote already.
That doesn't mean that there aren't also some good and successful stories...but just a few IMO.
By the way, are there any special reasons or why you feel accused, too?
Open your eyes and ears!
Especially as an insider of this kind of business you should know more than me (and in detail) about actual or already gone "black sheep".
It should be the moral duty of you and others to fight for their good reputation, if you think there is one.
Of course, not by insulting others with different experiences and opinions as liars, envy or uninformed persons, but in smarter ways perhaps.
I.e., you and people with vested interests could come together and make the proposal to the responsible authorities to get a proofed, may be renewable certification.
As best issued by the department of land and/or other important departments, which shows your customers that all coming activities (and advices?) are legal and observed by the Thai-authorities.
This could be a wonderful first step in my eyes!
...and in addition... once again, I just said that more and more conmen operating at the real-estate-market. I didn't generalize or said it's the majority.... You should re-read at first, before you start to overreact again...whatever reasons you think to have to do so.
Until now I thought you’re smart enough to understand coherent texts like Buksi and the most others.... but true, it's really hot these days!
