Hi All,

I've read through much of the forum and have a question I didn't see addressed (If I missed them please forgive!).

In shopping generally I let my Thai wife do the bargaining, with me in the distance often. Usually she will negotiate a much better price than when I am along, and has been chastised at times, when I am introduced, that she would not have gotten as good of a price if they knew she was with a farang.

Does this help in property deals? Obviously with developers that aren't Thai I would imagine not, but for resales, etc?

Firstly, let me explain that my experiences are not 100% linked with purchasing property.

However, when renting, I always let my daughter who is Thai and lives in Hua Hin do the negotiating for me. She certainly gets deals below what I've read on this board, but I guess bargains are there for everybody if you shop around, and don't don't take the first thing you're offered.

The reason I've answered this posting is because my wife and daughter have let it be known that we'll be in the market for property in the not too distant future. They have both been offered properties at huge discounts when compared to what is being asked for similar properties in estate agent shop windows. I believe the trick is to get yourself to Hua Hin, and rent for a period. Let your wife put the word out, and see what is on offer. Play hard to get - don't be rushed into anything (your wife, if she's anything like mine will be the worst offender). That is certainly my cunning plan.

i dont know if this will help as it is dependant on a relationship

firstly i did not cunningly work this out it just happened

secondly i come from (having already been screwed on a 2 million beach side property) never buy in thailand attitude

i give my girl housekeeping every month and she takes care of everything
for a long time she went around with a purse that would choke a horse

i insisted she put it in her bank account so she wouldnt be robbed

last jan our landlady listening to all the property / letting agencys decided to triple my rent

im gone says i a friend accross the road said buy his house no way says i not you says he your girlfriend she can get a mortgage

a non binding deposit agreement (payed over a year)was reached and of goes my girl to the bank and in 3 weeks we moved

putting the housekeeping money in her bank gave her a credit rating which allowed her to get a mortgage

1 it means i now pay less to buy than rent
2 it is fixed no rises
3 if (and i dont think in my case it will happen )we should split i havent lost anything

this may not suit all but i think getting your wife/girl a credit rating even if you dont need to borrow now may save problems later and gives other alternatives

lastly my cash stays in the bank and earns interest


it works for me and is 100% legal cos i aint involved at all

An excellent piece of advice about the wife putting her savings in the bank to get a credit rating. Can you tell my wife that.

only took five years but (if you dont luvofmylife ill give it to you daily) did the trick
at the time i was only worried about her getting shot for it (who would cook and clean and i didnt want to start training a new one)
but when the landlord upped the rent it was amazing how quick and easy it was to get it all done about 3weeks in all
the bonus has also been in how she is so confident now and has started her own business which is great when i pop my clogs she will be able to support herself
as i say IF it goes pear shaped ive lost nothing and if we stay together i will be paying 6000 a month which considering the rents in my street have gone to 10000 already seems a good deal

My Thai Lady has been in the states 10 years, came over with her Thai husband who died, and left nothing. She worked two jobs (still does) and put herself through school. Her dream was to buy a BMW. Last year they were having very good, end of year, sales so we went to look. She applied on her own, no cosigning from me, and found out her credit score is as high (or higher :shock: ) than mine!

She pays every bill the day it comes in, has cash stashed everywhere (banks, closets purses, Thailand, etc) and actually has more cash than me (I have much assets, little cash :( ).

With ref to her having a higher credit rating (forgive me if i am wrong ) but as far as i am aware falangs cannot borrow money in thailand so it cannot get any lower

my money goes into my bank account which covers the proof needed for my retirement visa it then goes to my girls account and gives her a credit rating double bubble as i say

i learnt a long time ago when buying anything to shut up and let my girl do it she always gets it far cheaper than me and if i do buy something over the top she has in the past gone and made it clear she aint amused funnily if i go a second time to a suitably chastised vendor they take a very cautious line and on the odd occasion my girl has told me i got it cheaper than her

when it comes to immigration and police i stay quiet and as i am still here after 9 years and all this visa and property cerfuffle not effecting me in the slightest i must be doing something right but rightly i give all the credit to my gal

Are you saying a bank gave your partner a mortgage over here just by having a month or two's family allowance money in her bank account ?
Did she also have regualr salary income going in too ?

not a few months about a year in my case but that doesnt mean to say it has to be that long i would guess 6 months might do it

mare banns salary excrutiatingly high 65000 baht a month but remember you have to pay a 10% deposit as well the bank came and valued the house and loaned 90%

the bank is covered plus insurance which is also compulsory

as i said i never got involved and exact details i know not my girl did it all even paid the deposit from the housekeeping but without the cred rating NO CHANCE

from my point of view a no risk all gain arrangement

jimmy mare bann also means housekeeper which is the context i wrote it in
yes she is my girlfriend but her money to the bank had to have a job to go with it and so she said housekeeper it worked :D
