Most that want to rent will not be wanting to rent a middle aged teacher, there are younger ones available. Just what do you intend teaching?

Depends on what is acceptable to you. IMO from 8000 THB a month for something decent in a location that doesn't scare you. If you can manage 10-12K you can do ok.

I rented a small two bedroom bungalow near Hua Hin Hospital for 7,000bt a month for many years although I think the landlord was charging 9,000 for newer customers. That was basic but modern, semi-furnished and with air-con in the main bedroom and a Thai kitchen.

I agree - ball park figure 9-12k for a 2-bed bungalow if you do the legwork (i.e. spend a few days having an extensive look around and making a lot of phone calls - much easier with a Thai friend on hand). Maybe less if you're not too fussy, but it does depend largely on your requirements and the specific area and distance from town.

If you invest 7to 8k you can get a better house for rent with 2 rooms and a kitchen and a latrine and bath room near Hua Hin.
