As a follow up from another thread, I'd like to know your experiences regarding return of deposit after renting a property in Hua Hin.

If I've not covered your scenario, please choose other, and explain further.

Only one months rent on a house I rented 9 years ago. No problem. Moved out and didn't pay the last months rent. Landlady not worried. I think she was more worried about whether the tax man would discover her rental income stream.

Some scams now on the go in Condo Chain. Mystery agents appear to negotiate and disappear with your deposit and are never to be found again. One agent here at that game is/was employed by El Murphys but cannot be located. Condo Chain management don't seem to want to know

Only ever got one back out of six so not a good ratio there. Richard mentioned staying the last month and not paying the rent which I've done a couple of times knowing full well that the owner had no intention of returning the deposit.

Furniture to the value of the deposit had also made its way out of one house to cover the loss ... :oops: :oops: :oops:

If renting now I'd never pay more than one month's rent as a deposit, you can virtually kiss it goodbye.

PS: BB, I think you have those greater/less than symbols the wrong way round if it is supposed to go from top to bottom ... (I voted less than 50% (< 50%)).

Rented a large baan over a 6 week period, THB 20,000 security deposit of which only THB 1750 was refunded. Water & Electricity must be damn expensive just out of Hua Hin.
Needless to say the Air Con was only on in the evening.
Let's just say that certain well known real estate company will never get any business from me or my other frequent visitors to HH.
I know I'd prefer repeat business if I was running a rent roll that's for sure.
A total disaster renting from this company.. The money isn't a problem for me, just the principle of the way the whole rental was handled.

Got all the deposit back after 3 months at Condo Chain HH in '10. Been in an apartment since then. Two friends have moved out of the building. Both received all their deposit.

The poll has run for a couple of days, and I must say that I'm quite dismayed at the outcome. Only 1/3 of posters have been as lucky as me to get their deposits back every time, with just as many failing to get anything at all. I've obviously been wearing my rose tinted spectacles too long, and I have learnt from this - thank you to everybody who responded.

The thread has served its purpose, so I'll now close it.
