Renting a shop in Market Village or simular in Hua Hin

Hi there,

Does anybody know about how to go about renting a shop in Market Village or if anything simular in Hua Hin. I am enquiring for my friend who is not the best on the computer. He and his Thai wife wish to sell clothes, shoes, jewellery etc. and he has asked me to enquire on here about this.

He was wondering if anyone knew any good agents or contacts regarding renting a shop in Hua Hin or as mentioned Market Village.

He has a Thai wife then she should go to MV and have a meeting. Not complicated.

in market village you have to go to the office on the second /third floor right hand side ,and see the manager ,its not easy they wanted photos of what is sold , and you can only sell what they say ,my wifes sister had a stall there ,its exspensive for what you get im sure she paid 15000 baht a month for one of those wheel barrow type pitches ,and she had to open everyday ,no time or days off unless the stall was covered by someone else

well 2 years ago the barrow was 8k a month had clothes on it for 2 years waste of time !!!!!!!!!!!!! waste of money but gave me a lot of free time !!!! was it worth it , thats a different question !!!!!!!!!!

Seems fair to me. After all, it is a prime business area so management would obviously want to keep it that way. A bunch of unmanned stalls gives off a very bad impression of the place, and the fact that they are fussy about what type of goods are to be sold, is likewise totally understandable, at least in my opinion.

Personally I wouldn't bother, even if I was Thai, since far more profitable opportunities exist. Alternatively, if your wife is Thai, just set up shop on the sidewalk outside Market Village :wink: The government spends a lot of making making sidewalks, so it's best if they get used. :thumb:

A word of caution.

I'm sure jewellery, clothes and shoes are all great passions of your friend's wife ( :laugh: ), but take a look at the amount of stalls already there selling such things. They'll be competing with pretty much every other stand there.

If I were setting up business there, I'd look at what ISN'T there already. Try and find a gap in the market and jump in. Of course you'll only have about 2 months head start before everybody starts copying YOU and seeling what YOU sell; but that's enough time to build up a decent established client base.

The idea is a recipe for disaster.

Many women who hook up with a falang have the same idea, to own their own business. They see other people doing this and want the prestige of doing so themselves. They fail to understand that they are commiting to 80+ hour work weeks for little or no pay, and will lose the money invested.

The majority of them have little better than a grade school education, no real business experience, and no money. They have no written business plan and no accounting skills. Would you invest your money in your home country this way or even consider hiring someone like this to manage your business there? Too many falangs throw common sense to the wind to keep the little lady happy and some have lost their life savings.It is foolhardy to gamble with your retirement funds, and why would you do so if you have enough for the rest of your life.

My wife has come to me with numerous ideas over the years, and every time I have sat down and actually prepared a business plan with accounting. Every time I have shown her that the idea will not work and we will lose money.

So many shops come and go here and the only people making money are the landlords. If you are one of the skilled few that make money, the landlord will demand such a raise in rent it becomes unprofitable, or the landlord will refuse to renew the lease and take over the business themselves.

I have seen landlords completely disregard a valid lease and shut off water and power until their demands are met. Good luck taking them to court, because by then it will be too late anyways, and they know it. Many of them are also well connected either with the police, military, or politically.

There are exceptions, but these generally require education and business skills, large capital investment, and a solid long term lease. Even with these, there is no guarantee of success.

Ive had the full experience of MV in building a kiosk , so pretty know the right people too talk too and i can give you some good advise. ups and downs, hopefully it will save you the trouble of the downs.

Don't get me wrong. I'm not saying a well thought out business plan cannot work. But I have seen many falangs just blindly turn over their retirement funds to their Thai lady and lose it all.

Funny you should say that, because my wife (Thai) has said the same thing dozens of times. As far as she is concerned, your lease, in general, will only count for something as long as you're not making money. BTW, she has, in a round about sort of way, even said the same of her own family, not including immediate family though.

OP......just remember. in Thailand, nothing is more important than money. I don't mean that in a bad sort of way, but let's face it's true.

I've seen Thais go from being best friends to being worst enemies, and that because of one opening shop in competition of the other, despite the fact that we're not even taking big money.

Market Village have a SM system for leases and wouldn’t or shouldn’t change the price when your lease is renewable just because your making money. If they did this I’m sure the big boys would be the first out of MV and suing the company owners of MV in the high courts of Bangkok.

Only time will tell for us though..

It does happen though with unscrupulous landlords the world over , not just Thailand.

Take the 2012 Olympics already prices are going through the roof for accommodation at GREED levels. Anyone want to buy an official 2012 t-shirt , motif in marker pen and signed by Seb Coe " GENUINE" " NOT"
