So what are the chances, under 50, Chinese wife, but own/lease a property and land? :?

Depends where you're applying, pharvey.
As was posted earlier, Hull have changed the goalposts, but I didn't realise that they had also done away with the property rental/ownership side of things. Is the poster sure about that?
As a rule of thumb, you've got much more chance of getting a Non O in your home country and at an honourary consulate rather than a full one or The Embassy.
Let us know where you'll be applying and hopefully we can give some advice.

Hull changed things last week and property rental/ownership no longer counts.
