House vs. Condo

Post by kaokalok »

A few years ago,I bought some Land in the area near Wat Nikkho,in order to build a House in the Future. At this time I tend more to buy a Condominium. What are the opinions + and - from the expats?
Would the Life be better in a House or a Condo seeing the fact that I would be there only 6 to 8 month a year.
Thanks for your comments.

There are many things to consider. The first consideration I would say is: what is your family situation? Are you retired, do you have young kids, if a couple is one of you a Thai National? Do you intend to travel if you have retired? Do you need to be near public transport, or intend owning your own car? Just a few of many points.

I have both a Condo and a house. The house is in Hua Hin, the Condo in Bangkok. For me the house is a rock around my neck. The first thing to consider with a house is the security when you are not in Thailand. It is all very well having contractors to look after it, but getting one that you can rely on is a bit of a lottery. All repairs and replacements while you are not there to maybe do some of it yourself, is just one of the drawbacks. With a Condo MOST things will be covered with the monthly common fee.

The biggest drawback that I have found with a Condo is having to deal with the Juristic Management. As a Farang I have found that you are not considered equal to the Thai owners. And that is something that other owners have complained about, not only me. On the plus side you can lock the door, go away and know that it is secure.

You can own a Condo outright in your own name--no if buts or dubious Company arrangements.
As you have stated that you have already bought land I assume that you are familiar with the relevant laws.

Fee free to ask specific questions and I will try and answer them. There are just so many angles.

Thanks for your reply,
in fact I have a Thai wife and Two kids (13y.,23y).
I dont have any questions about the laws.My biggest concern is about the security as I dont will stay the year round.
I hear more and more problems from people who owns houses about break ins, this would be an easy target as the land is very countryside located, and no neighbours. As you stated,a condo can be left just by closing the door,no needs for gardening,etc.....
I'm actually thinking about the fors and againsts, but it's good to know other peoples meanings.
