If i were you ladybiker, i would try to register a usufruct and a leasehold on your land if this is possible.
A Usufruct gives you the using rights until you pass away and a leasehold the rights for 30 years. So, in case you pass away before the 30 years end, you can still inherit the time left to your heirs and in the lovely case that the 30 years are gone you would still have the rights and maybe make a new leasehold (Whatever will be in 30 years).

Thanks for info stgrhe, it prompted me to ask the lawyer we mostly use who said Hua Hin land office is currently allowing them to register Usufructs for a mother and father-in-law on the land their son's Thai wife owns. Not done yet but land office has agreed to it and are preparing the paperwork etc. Hua Hin land office has been very pro Usufructs from our experience, unlike as you say, certain other land offices.stgrhe wrote:It can be done SJ.
