If you plan to live here for six months at a time I suggest a condo. When you want to leave all you have to do is empty the refrigerator and lock the doors.

No lawn to worry about, no pool to worry about and a full time guard service to look after your place all thrown in.

Another big advantage is a forang can own a condo legally and hold the chanote in his name.

Although we probably do have more economic problems ahead, if tracking the Dow was as simple as following history investing would be a wonderfully simple activity.

You are right in saying living here full time, but I have reservations about living in a community, I presume by that you mean many of the complexes that have been built for the foriegn market.
I beg your pardon as I appreciate the ambiguity in what I wrote but what I meant by a "resident community" was a soi or otherwise where most people are living on a fulltime basis whether foreign or Thai. I agree with you that those communities for foreigners are very vulnerable.

If you are looking at a 10 year horizon, I believe now is a good time as any. I have been looking myself for a couple of years, and bought in january. The house which was offered at M 5,3 was purchased for M 4.1, and we just accepted an offer for an "new" pool/garden saving 30% on the initial price - since the construction companys does not have anything to do.

My point is that if you find something you like now, then you are better of buying that than waiting for the lowest market price, since any additional work you need to do on your house probably will be more expensive after the market has turned.
