Property Financing

My Thai wife, and I, plan on retiring in 2-3 years. She works over here in the states, has a green card (not citizenship at this point), owns some land near Cha Am (Tha Yang).

Our plans are still up in the air, but assuming we wish to purchase something, and not use up existing cash, is there finance opportunities for her?

I know I've seen some financing advertised for foreigners, but was hoping someone had experience.

I know that Sergeant arranged a mortgage for his lady. Maybe he'll come on to tell you how he did it. Failing that, you could search through some of his earlier posts where he detailed the process.

The Mrs has a account at K bank. We will probably be coming over in Oct so she can inquire.

We did sign on last year and she finally remembered her password. They have a good site and the branch we went to in BKK was very helpful.

Things may have changed recently but four or five years ago, my wife inquired about a home mortgage and was told she could not get one unless she owned a business or had a steady, stable, income in Thailand in her name. My pension didn't count.
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

I'm sure that's what Sarge did. I seem to remember him saying he was putting a regular amount into his lady's account for a while to build up her credit rating.

Migrant,

Certain banks offer homeloans to couples with a farang spouse.
The Thai wife has to have employment, don't know the history length, but they give homeloans far in excess of her salary with the farang acting as 'guarantor', where you are liable for any non-payments. There may be some rule that the farang has to be working here, I don't know. Farang being liable for payments sounds bad on the face of it in event of separation, but actually would work in farangs favour.

Look up Bangkok Banks website - Personal Banking - Foreign Customers - FAQ's. It doesn't say if it's only for condos!?

So you come out and rent for 6 months while wife has to work or a friend with Limited Company 'employs' her and company has to pay minor minor Social Security and Witholding Tax, the latter the company gets set-of their annual accounts anyway. And a Thai earning something around under 13-15k a month is tax exempt anyway.

There are a few developments that offer their own financing as well. Usually for only 5 or 10 years from what I've seen...

Mrs Migrant likes to work, and is a bit younger, so she has already mentioned that she wants to continue working, or have her own job.

I heard the Singapore branch of Bangkok Bank offers mortgages to Foreigners.

Unfortunately, Bangkok Bank Singapore branch closed their foreigner offshore mortgage program in Dec 2008, with UOB following suit shortly thereafter.
