legal service for contract review

I have bought a unit and need someone to check the terms of the standard contract to make sure that they are not unfare.

I contacted siam legal and this is what I received:

Dear XXX

Thank you for your email.

Our conveyancing package is 79,000 Thai baht + VAT 7% and includes the following services:

1. Title Deed Check

2. Due Diligence Search

3. Contract Review

4. Lease Review

Almsot 85000THB to check a standard contract is in my opinion way too much. it should not be more than 1/4 of this rate. Or is everybody charging this amount of money rhese days?

Can anyone recommend any other legal service provider in HH which could do this review for a reasonable rate?

If you want to do yourself a favour don't take any lawyer from Hua Hin. They are all too much involved in the real estate business.
Go to your embassy and ask for a lawyer. They have a list there and editional get everything in a written form from this lawyer.
This way you can make sure that, in case somethings wrong, you don't have to kick your own butt.
I did it and paid for a Bangkok lawyer arround 25000 baht 2 years ago.
One question.....if you bought it already why do you need a lawyer?
Normally you need one before you buy.

Agree with loverboy44. Last year I bought a condo in Cha-am and looked around for a Hua Hin based lawyer to review contracts etc.

However, the price quoted was similar to what you were quoted (in fact same firm). They also offered a free will if I prepaid the entire bill within 48 hours of receiving their emailed quote...without any work done.

The other firm, also a farang firm, quoted about 60,000 baht but requested that I prepay their bill direct into a Cook Islands bank account! sounded a bit dodgy.

I ended up using a lawyer from Bangkok who was recommended by my condo juristic person, he charged 20,000 and didn't bill me until the work was done and I requested the bill.

prices around 20-30,000 spunds more fair...

I have just paid a minor deposit, but not the actual deposit of 35% yet..

I do trust the developer as I have bought several units in his old project, however this time the situation is different with l30-year lease and I don´t pay in 7 years and half the deposit back after these years if I change my mind...etc, which I belive someone should take a look at as it is somewhat out of the ordinary.

Squire can you give me the name of the bangkok located lawyer?

I have also been quoted by the two unnamed HH law firms and got the same rates as they were quoting the others, but with the difference that the second law firm, i.e. the one with the Cook Island connection, would not do due diligence because they claim it is not possible and I would be better of asking a neighbor. What a joke!

For almost the same package, but including wills for me and my wife and a usufruct, I am now paying 35,000.

Yep, The farang lawyers in HH are big rip off merchants, grossly overcharging unsuspecting clients
