Bad property agent in Hua Hin

24 may I have a big troubles with my property agent. I rented a house this november for 24 000 THB (all was transactions for deposit was made remotely from my home country, because I have dogs and I'm a busy man). Before this agent cheating me for a long time, offering 1-bedroom townhouse for 22 thousands. When I comes to Hua Hin, I realised that big construction site exists just behind the garden fence. Nobody said me about it before I comes. But agent already have deposit, and I was after long flight, so I decided to sign contract. That was my big fault.

After this staff of agent comes to me only to take money, gives me no receipts (this is my second fault, because I have not so good knowledge of Thai law), when I ask to install mosquito nets, or help me with the water they don't help me at all (even if I ask to install nets by my own they ask me to go to the shop). After four month of this rent I realised that agent taked 30% comission from the owner, that's why owner don't want to make anything in the house. After all the lies and laziness, I decided to terminate the contract with the agent, or change terms -- agent takes their part of deposit, of course they asked 12 000 THB more than asked owner, and than I paid only 18 thousand to owner. Staff of agent taked 18 000 for the next month and disappeared, after that agent make an angry phone call to me, scaring me with a police, drug test, her powerfull contacts in Bangkok etc. and said that she terminate contract and already moved all my things, including my beloved dogs out of the home, with no permission of the owner.

I went to the tourist police and started an investigation about stolen 18 000 THB and illegal entry to the house.

I know that many house owner is here, on this forum, and I want to warn you about this agent. Her name is xxxxxx, and her staff name is xxxxx, [Edited by Mod. Please read our T&C].

They usually offer to bring tourist in homes which european agents doesn't want to work, or just offering long-term rentals, trying to take as more discount from owner as possible, and then setting incredible comission over for the tourist. When tourist comes and looks around, he start to complain, because people around have better cheaper house. On this step agent started to said that owners are bad, agent are good, comissions are small etc... Nobody happy in this situation.

It's no help to the OP, but for the benefit of anyone else thinking of coming here on a longish term rental, all of the above problems could have been avoided by looking at the forum in advance and following the advice (given so many times I've lost count) to stay in a hotel for a few days, have a good look round and get to know the area and see what's available at what price.

It never ceases to amaze me how easily new arrivals in Thailand commit themselves and/or their money to obligations they wouldn't dream of taking on in their home country.

You're so right, I just had a lot of work in November, so I want to spend minimal time on the issues not related to the work, and also it's much harder to search for the house with the dogs, even if it two small pugs, which unable to break anything and sleep whole day :)

I will never rent anything remotely, but many people comes here with this agent, and many of them have the problems. Owners have problems too. One Thai owner, for example, calls police not so long time ago because of wrong contract termination from xxxxx, and she really run from police in xxxxx :)
