Hua Hin property multiple listing service

Is there a Multiple Listing Service in Hua Hin? I mean would one real estate agent have access to all the properties listed for sale?

Thanks Lev, I guess I wasn't very clear with my posting, I was not asking for a link, I just want to find out whether the agents have access to all the listings or not. If unit A listed by Agent A and unit B listed by Agent B are for sale in the same condo complex, would Agent B know about unit A and Agent A about unit B being for sale? Do I need to "work with" numerous agents to learn about all the units on the market?

Sorry if my post is confusing, in Hawaii we have an island-wide computerized system that lists all the properties for sale on the island.

TT, having been a part time agent in Florida, I know what you are talking about and the answer is no. There is no multiple listing service in Hua Hin or Thailand for that matter. Also, property owners as well as buyers work with more than one agency/agent at a time, which is also not considered ethical in the U.S.

You just have to search diligently through all the agencies listings and listings of non-agencies like the one on HHAD and hope you can find what you are looking for. The property business is pretty much a free-for-all buyer beware situation here.

We just sold our house. Had it listed with 5 companies. The one that sold it was from a new company that had broken off of one the older and (formerly) larger existing companies. Its an interesting, buyer beware, market.

It does seem to be for us Westerners who do not adapt to how business operates in developing countries like Thailand, but instead expect things to be more 'organised' as we're used to n the West.

Thais and the Thai real estate market seem to manage ok, and they actualy learned some lessons from their last financial and real estate crash in the late 90's, where unlike us Westerners they imposed a much stricter lending policy. As a result the property market here has not crashed by upto 30% as it has in the US and UK .... there's a disaster for you 8)

By "disaster" I meant disaster for the buyer. The listing company has a fiduciary responsibility to the seller and obligated to get the highest possible price for the seller. I assume nobody represents the buyers in Thailand. (There is a business opportunity!) :D :D :D

For the majority of the developments the seller's prices are listed and transparent. It's normal here for the buyer and seller to negotiate directly, with the agent facilitating. So the buyer can be in full control of obtaining the best price for themselves, and also, maybe more importantly review and negotiate terms and conditions of the contract. The buyer just needs to be here on the ground and allocate some time.

'Buyers Agents' are already here and I think some are known in Hua Hin to be very reputable. Some buyers may need convincing though, due to the fluctuations in sellers' commissions.

Because sales agents can earn higher commission (15% ++) on new developments, some of which they have exclusive agreements to market with the developer, I find they tend to promote these in preference to their resales. Some of the resales just get put on their listing database and remain there forgotten about.

Yes, and it can also be the case that the sales agent 'can' earn double the commission from development 'A' than from an almost identical development 'B'. And if I really wanted to get rid of my 'resale' house they could earn double again the commission from development 'B' !?!?

But, this should all be irrelevant to a buyer who has done their homework and spent time researching what's on the market. If they don't then they might not have obtained the best deal possible for themselves, which I would have thought applies to business and purchasing in general.

I have just had a very unfortunate experience with a real estate agent in Hua HIn.Who is European.
The words fraud and extortion come to mind.
I have a receipt that clearly states that a deposit would be fully refundable.
Also several emails saying the same thing.
Surprise! it is not happening.
I am happy to give all infromation to those who may wish to contact me privately.
I am a 70 year old single female who wishes to retire in Cha Am.
Sole destroying.

unfortuneatly this happen a fair bit, sorry for your loss, the agents doing this are surviving on nothing,and a deposit may keep them going for another month.
hopefully the bad ones will crash soon. :cry:

How about the moderators asking for the agents name and if they are advertizing on this site then the same moderators can enquire to see if this is correct and ,should it be so, then ban them and shame them.
At least then this site can be seen as trying to be a positive and open contributor to life in Hua Hin

If all that deserved it got named and shamed the thread would grow so fast that you couldn't keep up. Besides, because of the "face" thing here, you can't say bad things about someone else even if it is true. The liable laws are some of the strongest and most enforced in this country and the forum would get sued as well as the poster, so best leave it alone... :roll:
