Last Jan the officer at the Cha Am land office refused to register a Usufruct in my name on a plot of land we were registering in my wifes name.
His argument was because we were married, there was no need for a usufruct. He did of course forget to mention the need for a will.

Just received a set of plans from the architect who we use to translate designs into a format that will be accepted to meet everthing they have to meet .Out of respect dropped round to see the local PYB as 6 months of trucks going up his public roads requires his consent .He told us we did not need a building permit as the land is not in the bank and not to waste money ?????? He grows pineapples and keeps cows for a living .There is no reason why he should know the rules and proceedures.
My point is,however frustrating it may be,you cannot walk into any govt office in the world and expect the receptionist to know the intricate legal implications of the dept they sit at the front of .They will quickly be able to find the person that does of course if they are any good at their job .Problem here is that they have to admit that they do not know the answer,impossible as they will lose face .Could they call someone at head office who will know ? Impossible,they will lose face .Can you with your genuine knowledge of how things work patiently explain the facts to them and get a result ? .............
In my experience dealing with Thai officials is an artform best left to professionally qualified Thais that are good at what they do .A lot of ego massage and a bottle of JWB usually does the trick .
