Im sure there will be disgruntled customers from each and every development as well as the ones who are more than happy with their purchases. It does seem some of these posts to be on a personal level rather than an obejective level the questions were asking for advise, not how good or bad a certain development is or isnt as the deal has been done
you cant please all the people all the time springs to mind, diferent people have diferent taste and budgets jsut because a development doesnt fit your critereia doesnt mean its bad and as said if you dont like it dont buy it ...

The OP obviously has too much money! who buys a property without checking it out?
I have just spent 15 minutes looking at the website and my comments are.
*Do the mathematics.
*The cheap advertised prices in local newspapers do not include the land.
*The land prices (Summerland, Evalon) 4,250 baht/sq/m is high, maybe its in town or with some very nice views. location, location,location!
*Where are the developments? there are no maps on the site.
*The price for the houses:-If you calculate the house size/sq/m/baht the price is cheap, approximately 10,000 baht/sq/m, thats a building cost at the low end of the market, but as earlier posts have pointed out, you get what you pay for.
*Avalon are very good at marketing, it looks like you are getting a bargain.
*Avalon cannot be making any money from building, if you take into account the cost of infrastructure, such as roads, fitting water and electricity supplies e.t.c. But they are probably making a mint on the land.
So before buying anywhere in the world, do some simple maths and some comparisons with other projects, look for an engineer/surveyor to check out the drawings, planning permissions and build quality.

It took me a good few years to decide to emigrate to here.
And I still don't know it all and never will. Still, I'm fairly happy ( things could be better, but then thay always can be).
As another poster said, if you're content with what you're getting, then who's to criticise that?

I have my money invested in UK property's which I can legally own! and is always going to go up in value, yes it may dip from time to time but long term it is a good investment. Why would I buy a house here which I cannot 100% legally own. My rent is cheap and my house is great. So for me the only sensible option is - Rent.

Exactly my point, renting suits you as you have your money invested elsewhere.
You appeared to be suggesting to the people who want to invest in property here, to rent too.
A 30 year lease, which you do 100% legally own, is cheaper than renting for 30 years (including lost interest on capital paid up front).
But it depends on the individual, whether they want to stay here for 30 year or not.

I'm the same as you, Randy. Over the past 8 years, my property in London has appreciated by approx. 1 million Baht a year. I'd like to own property here, but there's no way I can afford to do so unless I sell back home. Personally, that dosn't make sense for me at the moment. Maybe in the future, but that's still some time away.
