the best time to invest for those with bucks, the land price will only go up.
Somebody has there head in the sand. I'm assuming from the post that you are not English or a native English speaker, but a Thai with land for sale that can't be sold.
1: The best time to buy was 50 years ago when you could get a rai in a trade for a few bags of rice.
2: Now the foreign army has bombarded this place the second best time to buy would be approximately 10 years ago where many people, like myself, bought a rai of land for 200,000 baht and today it is worth 8 million baht. You will no longer get that kind of profit on land anymore here.
3: High Voltage...... I'm assuming your next post will be "By the way,I have a lovely little plot on sale for a good price, and ....... it will only go up in value" The last post from you was probably the most ridiculous I have heard in relation to buying land.
If it's within arms reach, there's nothing to worry about!!
Ofcourse now, or better still in say another years time when the squeeze is really on, is a good time to buy land in Hua Hin. Unless you believe that when things pick up again around the world after this recession ends in 'x' years time that development in Hua Hin will stop. It will continue rapidly IMO, far out to the surrounding areas, just like it does in any popular resort that is not fully developed. I have a vested interest but the above goes against that interest so not a biased comment.
Anyone who thinks that land values here will not be considerably higher in 10 years time than they are now is misreading it IMO.
There will be no short term gains to be made, apart from the odd one here and there, and this thread does nothing towards trying to talk up a near-dead market, it is not intended to from what I can see, if it is it will have zero affect.
It basically all boils down to two questions:
1) Will Hua Hin continue to develop after recovery of this recession.
2) Will Hua Hin stop developing after the recession.
If the answer is 1) then the land you can pick up now within a few km's of the beach or town will be worth considerably more in say 7-10 years time.
Land, of course, will go up and you will never lose on it ( depending on wether you can sell it in the first place )
What I was saying is in the last 5 years land has gone from 500,000 to 5,000,000. Now the prices in Hua Hin have gone crazy because everybody jumped on the money train but in doing so has given too many options along with empty houses trying to sell.
Certainly the best time to buy is nowhere near this time because Hua Hin peaked 2 years back and now will see a slow increase rather than ten fold over 5 year.
I still have 2 plots that I want to sell, I am not counting on being able to sell it in anytime soon as there are so many others out for sale. I also will not post these plots on here as I am not a sponsor of the website. What I will say is I'm just trying to get my 400,000 baht back so I can pack up and leave the country.l (When the "apparant" value of these plots is now 7.2 million you should get an idea that....... no one is buying and....... no one wants to buy land that will NEVER be in their name, only another Thais name!!!!

Surely anybody can figure out that the best investment in Thailand is to buy a load of Buddha amulets and then miraculously escape from a few car crashes and recover from deadly snakebites overnight .Getting shot and the chain stopping the bullet will give maximum ROI .
In a nutshell, there is NO safe investment in Thailand.
Crazy 88, one of those amulets I bought off the parents of my wife as they needed money. It was 72 years old and I gave 50,000 baht, which I was told was nothing near the asking price but they needed the money. 2 years down the line after putting it up for sale in the Thai amulet magazines ( you see them in every shop ) I recieved 280,000 baht. So investing in amulets may not be such a stupid deal after all..... the older it is the more money you get!!!
A falang can OWN an amulet, when can a falang OWN their land. ( By the way this is coming from an old man who has made a 10 million baht plus profit on land so I have seen the profit that can be made, but you can't make that kind of profit now!!!)
Any Farangs that read this......... Unless you can wait 20 years, there is no profit to be made on land at this time. I have been here for 20+ years so all you young whippersnappers are fooling yourselves.... THIS IS THE WORST TIME TO BUY!!!!

Yeah I never said now is the 'best' time, that would have been in a good few years back when it really took off as you've said. But looking forward somewhere between now and just before everyone and his dog knows the economy is on the up will be a great time to buy, as after recovery it will only increase as Hua Hin has not lost any of it's attraction as a destination to live in and has a hell of a lot of development yet to be done.

Nobody knows what the future holds, so both the buy and don't buy arguments are a guess/gamble.
Only 12 months ago many a folk on this site were saying pound to the baht should increase to 70/75 again and maybe more due to the instability a few others said it may drop to 50 ish. These were laughed at and look it dropped to 47 at one point. Land maybe a different commodity but nobody really knows what the future holds!

however back to post. good arguments for and against land purchase but in the short term i do not see any profit.
imo the original post was to try and boost confidence in the land market and so get people to buy. you don't ask advice on a Monday and the following Monday make 300,000 baht out of land. i sure the original post was placed by a small time real estate agent in Cha-am. he thinks he is the local land baron but he is very small time. it just shows how desperate the real estate/land market is to have to resort to such measures.

The current political situation in Thailand certainly doesn't inspire confidence nor is the world economy.
It is possible that one can make a great profit when the market is depressed. Those that bought property in HK during SARS and sold last year are laughing it up.
Those that bought shares in "blue chip" companies like Nortel a while back or PCCW for over 100$/ share are not laughing at all at the moment.
There's no doubt that there's a possibility of profit when the market is depressed but there's always a risk and in the case of buying land in a place like Thailand at the moment, it's a significant risk. It may pay off but you have to go in with your eyes open and accept the fact that you may never make money from it and possibly lose all in the case of a really bad turn of event.
But you don't make money by never taking any chances, I invested(and continue to) when the stock market crashed. History says it'll rebound and then I should make a bundle but if my picks are wrong, I could lose a lot and it may take several years to realize those gains. That's the name of the game... Risks and rewards
The only thing I'm sure about is that there's no such thing as a sure thing!
a couple of the posters imply there is no safe investment in Thailand. I wonder if they would be kind enough to enlighten us as to where in the world there is a safe investment right now? And what it is they would invest in?
