Interesting concept Majestic Creek. What about people holding the "life memberships" that want to sell them on? Are they allowed to sell them on? Are they allowed to sell them on to farangs?
What guarantee can Majestic Creek give on people getting their 300 000 baht back? I am sure that will be the major concern because if you don't pay it back, then legally and being realistic, nothing farangs can do. I am sure you knew that question was coming! So this will be the only deal available?
If I was looking for a membership, I would be interested, but my 2 concerns would be getting the money back and also, does the owner understand the importance of getting a top greenkeeper or consultant in.
Black Mountain and Banyan are beautifully maintained. Springfield has improved dramatically since they got a top consultant in. It is no coincidence - these guys are good and expensive. Maintenance will be the deciding factor for Majestic. Always been a great layout.

Yes, Khun Thanachai is a successful Thai business man, he has had the foresight to see how Majestic can fill a niche in the market that other clubs around Hua Hin do not offer. The growing membership is testimony to that success. But he has had to make the sustantial initial investment in the refurb of the course, the club infrastructure , 100 new buggies, and the competitive green fee rates and promotions to get the club back to an acceptable standard.
We will now be offering a new concept in golf club membership. The Majestic 7 year membership package.
7 year membership at 300,000 bht, Annual maintenance of 6000 bht and a green fee of 350 bht.
The membership fee will be fully refunded after 7 years. At the end of the 5 year, 30% ( 90,000 bht ) back to the member. At the end of the 6 year , 30 % ( 90,000 bht ) and the end of the 7th year, 40% ( 120,000 bht back to the member. This fee can also be refunded to a nominee, but is not transferable.
So, another alternative to consider in choosing the best package that suites each individual.
Any comments or questions on this new package will be gratefully recieved.
cost: play 3 times a week = 54600+6000=60,600 make your own mind? not for me thanks!!

I guess without a guarantee of your money back then this deal will not be a success. I am sure that Khun Thanachai is an honourable man but 7 years is a long time and if he (god forbid) got run over by a bus tomorrow or at any time in that 7 years then what happens?
The other question is whether the annual maintenance and green fee is subject to increase during those 7 years.
So like HoM and mo1 I am sceptical that this is in any shape a good deal.

They are probably not too keen on getting too many new members and I doubt this deal will appeal to too many. I believe they have in the region of 300 members, so having more than that will limit their earning potential in the high season. I am sure they will do well from Nov to March, if the course is in good shape and they offer good tour agent rates.

The 300,000 bht fee will be held by Majestic Creek, as a company, not Khun Thanachai personally, albeit he is the sole owner of Majestic, so the funds would be secure. In the event he was ' run over by a bus' it would not affect the agreement. It is in the agreement that the rates for this package would not change. So, the green fee would be maintained at 350 bht and the maintenance at 6000 bht.
If you played three times a week and you assume an interest rate of 2.5 % ( seems to be what most Thai banks offer for deposits longer term ) the actual cost per round would be 7500 (loss of interest) plus 6000 maintenace plus 54,600 green fee divided by 156 games per year. This is 437 bht per round including annual maintenance fee.
Of course, you still have caddy fee and tip, and buggie cost, but these are charges that apply to any course as well.
So it is a very cost effective package for some one who would play regularly at Majetic, but would not suite evryone to tie up 300,000 bht for seven years. ( less than seven because the refund is scaled back in three payments!)
Buying membership always means a larger up front cost, but the other option of a five year deal at 65,000 bht is still available with a much less outlay, but there would be no refund.
Any members who have bought a five year membership, at whatever rate they paid, 30,000 bht or more, can have this money refunded in total if they opt to go for the seven year package.
We have tried to be flexible in the offers we are creating, with the new membership packages at Majestic.

I played sea pine last Wednesday thought it was an excellent course.. played the very back tees .. its one of the longest courses ive played in a LONG while

played the eagle at milford yesterday only 400baht but you get what you pay for golf course layout if actually really good but condition of the course isn't flash.. but there are worse ways to spend 400 baht!

I think everywhere os pretty good, firest few greens and Majestic are coming back I am told, make sure to make a trip to Kraeng Kachan

Olav you should play Imperial Lake View.
Has had its critics in the past but now in much better condition and the greens are fantastic plus a choice of 36 holes.

Its great to here that LV is back in shape, great layouts, C course among the best out there full stop. Loads of people sold their memberships in the bad times, bet they regret it now!

I played Majestic a few weeks ago and the greens and some approach areas were dreadfull but I was at Lakeview yesterday and I thought the course was great and the greens as good as I have played on in Hua Hin ( although the fairways were not 100%). I am not a member but I think that will change because they have made great improvements since I was last there and I like the 36 lay out which is so different and attractive for a membership. Anyone want to sell?

Dont know of any at the moment but will ask around, you can also ask at the pro shop, they might be able to help.
