Hi everyone I'm a newbie here!

Me and my girlfriend are planning to come to Hua Hin for 4 months April - July. We've found a nice looking 2 bedroom house with a pool at the
Sunshine Mountain Homes development, that we like and are nearly ready to book.

Since I know little about the area or the rental market I thought I'd ask if anyone in this forum know if -

A: Sunshine Mountain Homes are a nice quiet place to spend 4 months?

B:30,000 Baht (monthly) is reasonable for a 2 Bedroom property with a pool 5km from the centre of hua hin?

Any comments or advice would be greatly appreciated as we could really do with some!

Hi Mr Tommyman,

Sunshine Mountain Homes is a small estate/ street of 19 bungalows. It is in a mixed area of thai and farang in the country but near town.
The estate is very nearly finished (one house left) and is tidy and well kept, the residents are friendly. Cost to town in a tuktuk is 200baht.

Don't want to state the obvious but......................

Unless you are hiring a car or intend to spend days by your pool and not go anywhere then if you go out once a day you will need to add 12,000 Baht per month for tuk tuk rides................................

I would expect to be closer to town or/and the beach for that price.

Yea, I had heard that they're still finishing Phase II, so we thourght maybe it might be a bit of a noisey building site... Glad it'll be finished when I get there

Although, some people say I should take a risk and just turn up in April to see if I get a bargain by walking around town, since booking online is apparently more expensive
It all depends on what my girlfriend thinks about that I guess.

Add the 12k baht per month that Pagey mentioned for the tuk-tuk (at least - they'll probably charge more late evening for 5 kms), and you could stay in a reasonable hotel in town - and have a swimming pool you can actually swim in. I'd be looking for something nearer 15-20k per month for a 4-month rental. Am I being over-optimistic, people?

My advice would be to stay in a hotel for a week or two, have a good look around and then decide. It's a renter's market!

In April you should be able to find something, its alittle quieter then, but never certain!
If you can find a house with a pool for rent for less than 30k a month you are doing very well.
I think that most of the homes on this project were 3 bedrooms.

We had hoped that there would be a bus route to and from the area. The TukTuks could end up costing alot more then we hoped..

After talking to the lady we're thinking maybe another area might be more suitable.

We have also considered Khao Takiab which I've been told has regular buses to and from town, it certainly looks quite nice!

Tommy, You could rent my house in the UK for less than that.
(A very well appointed two bedroom, beautiful gardens with great views.)

Ever thought about Cha-Am? I could get you a 3 bed detached bungalow,
sparsly furnished for under 10,000 per month, ten minutes to the beach, rented motorbyke for 150 baht per day and the roads are quiet!

PM if you're interested. BTW, plenty of pools for you to use.

As JW said a villa with a pool wont come cheap and as Onlyme said you can save plenty by staying in Cha-am.
