I'm making a research about Greenscape project and looking for any comments and advices regarding the subject. If you have any thoughts (negative or posistive) about buying a house there then please post them here or PM me. Thank you in advance.

Looks like a typical development, miles from town. No mention of service fees etc but they do have a "1 km Joking path" (look in facilities)

The following clause from their site may cause some problems if you purchase one of the smaller plots that has a lot of trees on it before you build. Take a look in the Pics section, those trees are big, and you have to replace them when your house is built. I like mango but I would rather not fill my garden with them.

"Keeping the trees
The project consists of 5,000 trees. To maintain the green concept and environmental responsibility, the owners of each plot are responsible to keep the number of trees in their plot upright when the house is complete. This means that when you buy a plot which consists of 20 trees inside, you are allowed to cut down trees in order to build your villa but you have to replace them with new trees in the compound (same size), so when the project is completed we will still have 5,000 trees".


Unless they manage to sell every plot on all 3 phases quickly, then it will be a building plot for years to come.

Spec looks OK, not sure about the prices though.

I don't see where it's specific though to plant like for like, meaning mango for mango. Mango or any fruit or flowering tree is not that environmentally friendly as they need at least quarterly spraying to bear fruit and avoid a list of diseases. The professional sprays I've seen used on mine are nasty with big skull/cross bone symbols on them.

Planting a full grown tree is not cheap either, especially if a crane is needed at both ends of transport and for positioning into place.

If the rule is indeed mango for mango, replacing with a sapling of about 2 meter size is more reasonable as it will grow and you're basically achieving the same thing. It's also very pleasant and fulfilling to see your property mature over time, especially if you have kids who can also experience and learn from it. Pete :cheers:

Pete I assumed, that as it was a mango plantation, then trees would have to be replaced like for like. Could be wrong though.

The site does say "you have to replace them with new trees in the compound (same size)"..... So your garden will be fully matured when you move in. :D but you won't have room for the kids to run around in the garden. :wink:

Personally, I have never had any interest in developments and never even bothered looking at any prior to us buying land and building our home. I have often commented though that the first thing developers do, is the send in the dozers and diggers and destroy the area. They then erect yet another little lego land, plant a few shrubs, and then call the area landscaped. Any development making efforts to maintain the existing greenery should be praised as far as I'm concerned. I don't have any big trees simply because there were none on the land in the first place. If there had been, the builders would have been instructed to design the house around the trees :thumb:

Dennini,

Check out the following. How long has this development been on sale? How many houses have been built apart from those belonging to investors or the developer? Have any of the advertised communal facilities been built yet?

I live in a development built by the same developer. 5 years after purchasing most of the communal facilities HAVE NOT been delivered. I would advise to only buy in a development AFTER the advertised facilities have actually been built and completed. It's easy to print out nice flashy brochures promising all kinds of facilities and environments.

...hi...some weeks ago I had a Q from a foreign possible byer for a house or pool villa in the Hua Hin area. He had seen this project advertised on the internet and for him it looked promising so i went up there to have a look and check this out for him...

Nothing was as promised in the advert...only some construction workers. a couple of trucks and no house finished. It was a big area and if the owners have money and guts to finish this it will take years....this looks like a future building site and they must use years to find byers here..

One guy (without mention his name) also have a bad reputation in the city so my best advice will be stay away...there are many nice projects for sale in the Hua Hin area and you could easily find a house already built to put your money into...

Thank you very much for your thoughts and advices. This gonna be my first house here and I'm just trying to be very careful.

Dawebo - is it allowed on this forum to tell the name of the housing development that you were talking about?

Poptherock - I also have been thinking like that, that there are plenty of projects around HH and I've seen a lot already. I'm looking for south direction with 5-10 mins distance by car. Maybe you can suggest something in this area?

Mentioning developments by name is fine but links to real estate websites and derogatory comments, defamation or slander towards persons or businesses is not.

If you want a reliable developer and builder of high quality homes you should consider Orchid Palm Homes. Fourth development sold in 10 months and now selling in project #5 next door. I am a resident there (not salesman) so you can PM me if you want any more information. You can Google it on the web.

I checked out Greenscape and was very impressed with the overall plan, home design and quality of workmanship. I am not familiar with the developer and would need to check out his references, ownership of land being sold, amount of funds alloted to build, and other projects started or completed in the past. This is definitely an upscale, high quality project. I would hope it would see completion shortly. Always nervous buying on spec. Unless you have a great deal of time and money to expend, it's much easier buying something already completed. Maybe that's why I hesitate purchasing bespoke suits. I'd rather buy a very expensive one already completed and have my tailor take it apart and reassemble it to my measurements. I guess I'm too cautious ..... never been to Las Vegas or Reno, just don't like seeing my funds depleted unnecessarily. Also, if real estate broker introduced you to the development, you need to make sure he's working for you and not the developer.
