Because Tessaban say so and think that retroactive imposed laws are just beautiful.
Mind you, if you moved into your house in January 2004 they don't charge you for 2004. You must however pay for 2005-06-07 and 2008.
The law is imposed only for every full year in the house.
It's just a couple of thousands per year so it's not that bad.
The really bad thing is that they made it retroactive.
I intend to live forever - so far so good.

Thanks for the clarification. That's one hell of a law if you're a really long stayer in Thailand. I must admit that I've never heard of a law ever being backdated like that before (stands back to be inundated with similar examples :duck: ).

We need to find out exactly what it is first, maybe Norseman's solicitor can help.
There's two existing property taxes (ie: for those holding/using property, not transferring) that most of us farangs are not even aware of and do not declare and the government can demand back years for.
There's also this new one, see link, which sounds like the one Norseman was describing, ie: its for Land and House, it's for the individual and its based on property value. It replaces the existing two. They may be backdating this new one where the existingtwo were not declared!?

Thai taxation on the whole is self-assessment and self-declaration, Thai accountants philosophy seems to be to declare as little as possible. When you queery it with them they say that IF Revenue Department inspect then you enter into negotiation with them. I've heard that often 'its a negotiation', strange.
The fine for not declaring the existing Land and House Tax for the year is 200 Baht !!

What is confusing me is is the tax a law passed at the national level or is it a local govt level law
Ie if it is a new law where and when was it passed

Tax on ltd company i know and have heard
tax when you exchange chanote i have heard
the 60 ish baht a month i have heard
but this one seems something different

and i am confused :? :? :? :shock: :shock:

Passed by Government as a tax act, like the existing two: House and Land Tax Act B.E. 2475 (1932) and Local Property Development Tax Act B.E. 2508 (1965).
But collected by local government, quote: "The local administrations will be authorised to collect the land and building taxes in their jurisdiction and to use these taxes as revenue to develop their community"

Q. Does it get collected for areas outside Tessabahn, they're the local administrators aren't they ?

sory to resurrect an old thread, but does anyone know anything about the Tessaban wanting to tax properties according to size of the plot? It's not cheap either, say 25 baht per metre!!!!!!
